Booking Request
If you are interested in a unit listed on Rentaplacenow.com, you must fill out and submit a booking request. An amount equivalent to one-month's rent will be put on hold (pre-authorized) during this process. You can cancel your booking request at anytime without fee or penalty, and the amount on hold will be released immediately.
If you are already in Ottawa and wish to view a unit in person, you must still submit a booking request but you can include this as a condition. This way, your booking request won’t be approved unless you have conducted your own inspection of the premises.
Confirmed Booking
Once your booking request has been accepted by the landlord, is it considered a confirmed booking and your payment method will be charged the last-month's rent and a booking fee.
Make sure to view the cancellation policy applicable to your booking. Not every listing has the same cancellation policy. There are four (4) cancellation policies for tenants which the landlord can select, at his own discretion:
1) Up to 7 days after the booking is accepted: The last-month's rent is refundable, no questions asked, up to 7 days after the booking has been accepted, or up to 6 hours after the tenant has conducted his own inspection of the unit, whichever comes first. Any inspection is to be scheduled directly with the landlord, not Rent a Place. Note that once the lease is signed, regardless of the cancellation policy, Rent a Place can no longer cancel the booking or issue a refund of the last-month's rent.
2) Up to 48 hours after the booking is accepted: The last-month's rent is refundable, no questions asked, up to 48 hours after the booking has been accepted, or up to 6 hours after the tenant has conducted his own inspection of the unit, whichever comes first. Any inspection is to be scheduled directly with the landlord, not Rent a Place. Note that once the lease is signed, regardless of the cancellation policy, Rent a Place can no longer cancel the booking or issue a refund of the last-month's rent.
3) Up to 24 hours after the booking is accepted: The last-month's rent is refundable, no questions asked, up to 24 hours after the booking has been accepted, or up to 6 hours after the tenant has conducted his own inspection of the unit, whichever comes first. Any inspection is to be scheduled directly with the landlord, not Rent a Place. Note that once the lease is signed, regardless of the cancellation policy, Rent a Place can no longer cancel the booking or issue a refund of the last-month's rent.
4) Strict - Not refundable: The last-month's rent is not refundable under any circumstances once the booking request has been accepted by the landlord.
Passed the expiry date of any cancellation policy, Rent a Place no longer has the authority to issue a refund of the last-month's rent, unless it falls under our 48-hour check-in guarantee. The tenant must then contact the landlord to discuss the possibility of a refund. If the landlord agrees to partially or fully refund the last-month's rent, Rent a Place will issue a refund accordingly. Administrative fees of $100 will apply on any refund made following the expiry date of a cancellation policy.
Booking Fee
Once the booking request has been accepted, the booking fee is no longer refundable under any circumstances.
